Set in a beautifully restored 1911 cottage complete with a wrap-around veranda and lush gardens, The Tea House on Los Rios offers Orange County's premier high tea experience. In addition to serving our famous scones, delicious tea sandwiches, and loose-leaf teas, we also feature a full luncheon menu and a weekend brunch menu, complete with mimosas and Bloody Marys. Join us for an unforgettable experience.

We are located on Historic Los Rios Street in San Juan Capistrano. Consider taking the train and making a day of it!

After dessert, we will congregate on our spooky back lawn where local folklore stories will come to life, narrated by The Tea House staff. Enjoy the spooky ambiance and festive photo ops, sure to make for an unforgettable night of fall magic, delicious food, and captivating stories. Friday October 25th & Saturday October 26th Two seating times: 6:30 pm and 8:00 pm. This is a two-and-a-half hour experience. Tickets are non-refundable.

What a wonderful all-around experience we made our reservations for the time we wanted to attend they followed up with me to confirm my reservation as the day approached when we got there. We were seated right away on the porch. It was beautiful the way they timed everything was perfect. We enjoyed our tea and our crumpets. Everything that we ordered, we enjoyed and the staff were amazing and very attentive. Will be back again.

The Tea House on Los Rios never disappoints. The beautiful farm house setting is the perfect backdrop for afternoon tea. Every plate is beautifully presented and the quality of the food is top notch. As for service, we are always treated as valued guests and feel abundantly welcomed here. This place is perfect for a celebration event, girls afternoon out or a romantic weekend lunch with your sweetheart.

We went to celebrate a co-worker's birthday, and it was such a great experience. The food was delicious, the service was top notch, and the manager even stopped by to see how everyone was doing and shared some history of The Tea House. We were very impressed with our experience and will definitely be back.

Our waiter was so patient and kind! The ambience was just adorable and the food and tea were good. It was nice to change it up with a teahouse instead of a normal restaurant. A perfect place to celebrate a 75th birthday!

Our server was amazing - Gillian. What a delightful young lady! The food was delicious and there was plenty of it. We sat outside and it was a lovely dining experience. We will be back!

This is the most delightful tea house! The service was fantastic, there was a wide variety of options on the menu, the ambiance was so eclectic and cozy and, of course, the tea and scones were heavenly!
